Omnium International Limited

PROJECT DESCRIPTION
The Burj Vista is a high end residential condominium consisting of two towers: 65-storeys and 20-storeys respectively, with a total covered floor area of over 170,000 square meters. Aside from the residential floors, it also has commercial spaces from the ground to the second levels and offers amenity areas on the third level.

CLIENT REQUIREMENTS
Omnium International Limited tapped Quantity Solutions for the quantity surveying works for this landmark project in Dubai. Burj Vista is owned by Emaar Worldwide, the same people behind Burj Khalifa, the tallest building in the world. It is a twin tower residential development with exceptionally located luxurious residences with fantastic lavish terrace views of the Burj Khalifa, the city’s skyline, the Dubai Fountain and Downtown Dubai.

Ahmad Al Matrooshi, Managing Director for Emaar Properties, said: “Burj Vista is an architectural tribute to the iconic Burj Khalifa. It brings the unmatched combination of a spectacular location, elegant architecture, panoramic views and a more sustainable way of living with the unique design promoting energy use efficiency.”

OUR CONTRIBUTION
Despite the short notice, QSI was able to complete the QS works in 21 working days. Through the use of Planswift, the number one digital estimating software in the world, the process was completed in half the time expected utilizing a more accurate process. Costs were significantly minimized as there was no need for the engineers to be in Dubai to do their cost estimating works. Instead, a head engineer from Omnium, came to the Philippines to oversee the works for two weeks.

This project, although relatively short in duration, posed a challenge to the QSI team since Middle Eastern countries follow the Principles of Measurement Inc. (POMI) instead of the Standard Method of Measurement (SMM) which the Filipino engineers were more familiar with. The team had to acquaint themselves with the new system of measurements, given the limited time frame. Engr. Nera S. San Andres said, “We had to study their way of measuring quantities and also their Bill of Quantities (BOQ) format. The Burj Vista was our first project from Omnium and the Middle East so we wanted to please our client and be able to meet their expectations so like with our other projects, we extended our time and effort in order to be able to deliver quality and timely estimates.”
