YSS Laboratory – Naic, Cavite
Strategically located in Naic, Cavite, YSS Laboratory is a newly completed diagnostic and testing facility designed to serve both local and regional healthcare needs. Built with modern medical infrastructure and safety in mind, the facility features fully equipped diagnostic suites, controlled testing environments, specialized equipment rooms, and patient support areas.
The laboratory supports a range of diagnostic services and aims to deliver high-precision results with speed and reliability. Designed for both functionality and patient comfort, YSS Laboratory provides a professional yet approachable space for medical professionals and patients alike.
CLIENT REQUIREMENTS
YSS Laboratory brought in Quantity Solutions Inc. (QSI) as the third-party quantity surveyor to provide comprehensive cost management services throughout the entire project lifecycle. Given the technical complexity of the project—including specialized fit-out requirements—the client sought a cost consultant with experience in healthcare and laboratory environments. The objective was simple yet important: to deliver a high-quality facility that meets all operational needs, safety regulations, and industry standards—all while keeping the project within the approved budget.
OUR CONTRIBUTION
Starting from November 24, 2023 to December 20, 2023, the CD Cost stage, QSI prepared a detailed cost plan to review and align project costs with the finalized design and scope. This helped ensure accuracy of project budget with a clear breakdown to guide financial decisions moving forward.
After the budget presentation and approval, under the Procurement stage from January 22, 2024, we prepared a detailed reconciliation sheet to outline the project scope and associated costs, which served as a reference for the client’s negotiation to the contractor. While QSI provided support in validating cost items and ensuring scope alignment, the negotiation and selection were
handled directly by the client.
During the construction stage from January 2024 to June 30, 2024, QSI closely monitored all cost-related aspects of the project. This includes budget tracking, variation order management, progress payment certification, and financial reporting. Our team conducted regular site visits to verify progress and address any cost implications of on-site changes or unforeseen issues. The
construction phase was extended until February 28, 2025.
QSI’s engagement concluded prior to the project’s completion. As such, we did not participate in the final account reconciliation or post-construction activities. However, during our tenure, we ensured that all cost-related documentation and recommendations were properly turned over to support the client’s ongoing project execution and financial tracking.
